At the edge of the new Leeuwesteyn district in Utrecht, Art Royale brings seven stately city villas together in a carefully composed Art Deco ensemble. Overlooking the Amsterdam-Rijnkanaal and bordered by a green ecological zone, the project combines expressive architecture with ambitious sustainability goals.
Art Royale marks the first large-scale residential project realised with upscaled WasteBasedBricks from our new production facility. The project demonstrates how circular facade materials can perform at the highest architectural level.

For the facades in this large-scale project, a carefully curated palette of FRONT WasteBasedBricks was selected. The colours 2Good2Waste Handmade (our 100% waste-based brick from our previous collection), Almond, Mushroom and Blackpepper create depth and variation while remaining true to the elegant Art Deco character of the design.
Subtle tonal shifts emphasise sculptural elements such as the bay windows, pilasters and rich brick detailing, while reinforcing the refined, almost handcrafted appearance of the villas.
In total, 245,298 kilograms of waste were upcycled into the facade material of Art Royale. By applying these circular bricks in a highly detailed masonry design, the project proves that sustainability does not need to be visually understated.
The bricks were used across seven villas, consisting of three detached homes and four semi-detached residences. Their application supports a low MPG score and contributes to the overall ambition of durable, future-proof construction without compromising on aesthetic quality.
Beyond the facade, Art Royale is conceived as a holistic, nature-inclusive living environment. The villas are designed as zero-energy homes, equipped with all-electric systems, solar panels, heat pumps and individual home batteries. Green roofs, geveltuinen and integrated planters support biodiversity while improving comfort and climate resilience.
The landscape design extends the adjacent ecological zone into the private gardens, supported by native planting, trees selected for local fauna, and visible measures for species such as swifts, bats and hedgehogs. Rainwater infiltration systems and climate-adaptive strategies ensure that greenery thrives while reducing heat stress and water runoff.
Art Royale shows how architecture, material innovation and ecology can come together for a single residential project. It is a clear example of how circular facade materials can be scaled up for high-end housing, delivering beauty, performance and measurable impact in one coherent design.
