Businesses thrive where people want to be. That’s the idea behind Kv. Regndroppen, a new office development in Hyllie, Malmö, developed by Skanska Commercial Development Nordic and built by Skanska Sverige.
Designed by White Arkitekter, the eight-storey building targets LEED Platinum and WELL Gold, with completion set for 2027. It sits 90 metres from Hyllie station, in one of Malmö’s fastest-growing districts, with sustainability built into its location: strong public transport links and cycling infrastructure from day one.
Mimmik Tile Ginger will be implemented as interior flooring material.

Skanska’s ambition for this project was to put sustainability at the centre of every major design decision, not just as an add-on but as something that improves the experience of the people who’ll use the building.
As the project evolved, Skanska saw an opportunity to go further than established solutions and test what could be done differently.
That’s where FRONT came in. Skanska and FRONT have been in dialogue since 2021. Over the years, the relationship was built on openness and a shared interest in challenging conventional building practices. Kv. Regndroppen became the project where that dialogue turned into something built.

For Skanska, sustainability isn’t only about cutting carbon. It’s also about showing tenants, visitors and industry colleagues that new materials can be functional, beautiful and commercially viable. Throughout the office interior, that material is Mimmik Tile in Ginger, used as flooring.
Mimmik Tile is produced by Biomason using Zymecrete™, a microbially induced calcite precipitation (MICP) process that cures the tile at ambient temperature. No kiln, no fossil fuels in production, and a 60% reduction in CO₂ compared to conventional cement-based tiles.
For an office chasing LEED Platinum and WELL Gold, a floor that’s grown rather than fired fits the brief on both counts: lower embodied carbon and a material story that’s part of the building’s wellbeing narrative.
Skanska frames Kv. Regndroppen as a learning opportunity as much as a finished building. Testing Mimmik Tile in a live commercial development gives them real-world knowledge on how a genuinely new material performs, knowledge they can carry into future projects.
That’s the kind of collaboration FRONT looks for: partners willing to test new materials in real buildings, not just in theory.
