In addressing the Netherlands’ housing shortage and climate challenges, Amsterdam-based company Moos (“Middle Of Our Street”) is pioneering a revolutionary approach to modular, sustainable housing.

Known for its innovative, fully demountable construction system, Moos is reshaping how we think about temporary and adaptable living spaces.

This project features the first implementation of the Beyond Wall System (with 2Good2Waste Raw and Mint Shine WasteBasedSlips) by FRONT® and Fassat®.

A Circular Solution: ‘Our House’

At the heart of Moos’s vision lies the “Our House” system—high-quality, modular homes adaptable for short and long-term use.

Designed with sustainability in mind, these homes serve as “temporary storage locations” for reusable, high-value materials. The system emphasizes circularity, ensuring that components can be reassembled in different configurations and reused on new sites, minimizing environmental impact.

“Buildings need to adapt as quickly as the world changes,” says Moos co-founder Joost Hoffman. “Our homes can be endlessly reused, in varying compositions and locations, always putting the resident first. Our motto is a good home for everyone.”

 

Beyond Wall System

Below is the mockup of the 2Good2Waste Raw WasteBasedSlips in use with Beyond Wall System by FRONT® and Fassat®. This system creates demountable facades and interior walls without using mortar or glue. The brick slips can be mechanically fixed to the wooden substructure, making the brick slips easy to dismantle.

With the Beyond Wall System, reassembly is possible without jointing. Being able to reuse a product whole through disassembly prevents us from creating demolition waste in the future.

This project is the first in the world to feature this innovative solution. It’s perfectly in line with both FRONT’s and Moos’ vision. Affordable solutions allowing for disassembly are crucial in the shift towards a circular economy. The demountable brick facade will be installed in the second quarter of 2025.

Brasa Village: A Landmark Project

One of Moos’s most ambitious projects, Brasa Village, is underway in Amsterdam’s H-Buurt. The development comprises 520 flex homes across 13 buildings, including the Parkgebouw, an eight-story modular CLT structure—the tallest of its kind in the Netherlands.

Key highlights of Brasa Village:

  • Innovative Design: Collaboratively designed by architects Concrete and Moos, the project incorporates recycled concrete floors, eliminating the deformation issues typical in CLT structures and enabling greater height. It also features Beyond Wall System by FRONT® and Fassat®.
  • Rapid Assembly: Thanks to standardized processes and partnerships with housing corporations and builders the project ensures efficient delivery to address urgent housing needs.
  • Sustainable Construction: The homes are built to meet permanent construction standards yet can be relocated after their initial 15-year placement.
