The vibrant city of Breda welcomes a new architectural landmark: ‘De Limonadefabriek’ (The Lemonade Factory), featuring 36 middle-income apartments located in the heart of the city’s emerging cultural cluster.
Designed by Bureau Fraai, this innovative residential building draws inspiration from the site’s history as part of the former Klavers Jansen vegetable conservation factory, incorporating a green facade with ‘Second High‘ panels by FRONT® partner Pretty Plastic that symbolizes both its heritage and a sustainable future.

At the core of this eco-friendly design by Bureau Fraai, in a masterplan by Grosfeld Bekkers van der Velde Architects, is Pretty Plastic’s ‘Second High’ panels, made from 100% recycled PVC waste. The green facade serves as a visual reference to the nearby ‘Speelhuislaan’ green street, while also representing a commitment to sustainability.
The ‘Second High’ panels are designed specifically for high-rise residential buildings like De Limonadefabriek, reaching up to 45 meters in height. The custom mounting brackets, made from 80% recycled aluminum, ensure a durable and secure installation, while also allowing for future re-use.
This project not only transforms a former industrial site into a modern residential space but also emphasizes the importance of circular construction practices. With detachable panels and a facade system designed for reuse, De Limonadefabriek sets a benchmark for sustainable urban living in Breda.
As one of the first developments in the Klavers Jansen area of the city, De Limonadefabriek acts as a bridge between the existing residential neighbourhood and the future cultural hub. The building’s robust industrial design, paired with Pretty Plastic Panels, stands as a testament to Breda’s vision of a greener, more vibrant urban future.
